			<content:encoded><![CDATA[<p>The truth of the matter is that you usually don&#8217;t have many options when it comes to which Realtor lockbox to use. The local Realtor Association typically chooses one type of lockbox, which essentially has a monopoly over that local area (e.g. Phoenix, Las Vegas, Detroit, etc.) Once this monopoly is in place, you either use the Realtor lockbox they chose, or you don&#8217;t use a Realtor lockbox at all. While you could lobby the Association to choose one particular type of Realtor lockbox when the contract comes up; the decision would ultimately be theirs, not yours. Using any lockbox besides the chosen lockbox system would be pointless because other real estate agents would not carry access keys or keycards to access your listing.</p>
<p>There are currently two providers of Realtor lockboxes: Supra and Sentrilock. Supra is made by GE Security, Sentrilock is an independent company; however, Sentrilock did receive venture capital funding by the National Association of Realtors (NAR). NAR was afraid that without a strong competitor to Supra, Supra might exploit its position in the marketplace by raising prices, providing inadequate service, etc. When a local Association of Realtors decides on a lockbox contract, they invite both companies to bid. The companies try to showcase their pricing (per lockbox and user fees), technology (e.g. access logs, live key updates, real-time information), equipment (e.g. illuminated keypads), compatibility with smart phones like iPhone and Android, and customer service.</p>
<p>Besides just not using a Realtor lockbox at all, the other option is using a mechanical contractors lockbox that you find at any hardware store. While they do not have many features you would find in a Realtor lockbox, they do allow a basic way to grant access to your property to others. They are also cheap: typically costing around $30 while some Realtor lockboxes cost over $100 with many added costs (usage, insurance, training, etc.). Some associations, perhaps prodded by their lockbox companies, have taken steps to eliminate this option as well. The first rule they can put in is making sellers only be able to opt out of using a Realtor lockbox by putting it in writing. The next rule can be requiring anyone using a mechanical box to have a Realtor box on the property as well. The final rule would be to just ban mechanical lockboxes altogether. By either fining the Realtor or removing the MLS listing, the rule has real teeth.</p>

I recently purchased a list of home owners based on criteria that required the owner to have at least 40% equity in the property. I purchased this list in two zip codes. The results were great: I have been able to purchase two homes and am doing a joint venture with two more.</p>
<p>But now to my issue. When we go to look at a house, most of us take our own safety for granted, and the home owners do as well. We never really think how things could go wrong. I got a call from a home owner who wanted to sell her house quickly. This was a home she inherited and it was completely furnished. We agreed to meet at the property.</p>
<p>When the lady arrived I was already there and waiting for her. This lady is in her mid 60&#8242;s and did not know me from Adam, but she let me in to her house without a second thought, AND without asking for any kind of identification or &#8216;code word&#8217;. Now I am an adorable fat Italian so, of course, she was safe, but what if I was a dirt ball? She came alone and did not weight more than 110 lbs on a good day.</p>
<p>The area was not very visible from the road, and with the wrong person she could have been in real trouble. We need to do a better job thinking about security: ours and our clients&#8217;. Make sure our clients understand that they need to think safety first. They should call a friend when they arrive and call when they leave. They should also give a time estimate as well.</p>
<p>Take precautions when agents and other people come to see their house or to do repairs. We need to think of our own personal safety when we go to see a house &#8211; do we really know whom we are seeing? Just because we talk to a nice old gent on the phone doesn&#8217;t mean that&#8217;s who is going to open the door. I believe we need to notify friends or partners where we&#8217;re going, how long we will be there, and remember to call when we are going to be late or when we&#8217;re finished. 			<content:encoded><![CDATA[<p>The top five uses for QR code for realtors are probably 5 of the best I&#8217;ve used thus far. But, first, what is a QR code? It stands for Quick Reference Code and is basically like a bar code. The technology was created in Japan by an auto manufacturer. So, think of it as a bar code, if you will. Here is how we use them in real estate.</p>
<p>1. On your real estate sign: If you aren&#8217;t using these codes on your signs then you are way behind the curve. Putting a QR code on your sign is relatively easy or you can order a sign from a sign company and have the code embedded on your sign. The upside to having a code on your sign is that they really cut down on the amount of phone calls you receive from &#8220;Lookey-Loo&#8217;s&#8221; that waste your time. Anyone that is interested in the home you are listing can simply download a reader and then scan you the code and get all the information on the home in one simple swipe. There are many services out there that will provide a QR code for you then direct them to a site where the interested party can get all the info they need without picking up the phone and bothering you, the listing agent. Plus, any company that will provide to you the code embedded in the sign will also provide to you a mobile optimized website that is easily readable on a mobile device. A big plus for any mobile user to have access to.</p>
<p>2. Add the code to your flyers that you are distributing or the advertisements you are running on Craigslist, newspapers etc. You can embed the code with a YouTube video and then direct them to your YouTube channel where they can get pictures or even a video of the property. Basically, YouTube is now doing the work for you while you spend time with your family.</p>
<p>3. Put the code on your website. The code will link to your bio, your listings, etc. Anyone with a QR code reader can be sitting in front of their computer, scan the code and be directed to your bio info.</p>
<p>4. Put the same code on your business cards. This one is a no-brainer. You can embed the code with whatever information you want a potential client to know about you; your bio, current or past listings, your philosophy, etc.</p>
<p>5. Link a QR code to your Facebook page! Doesn&#8217;t get any simpler than that. If you aren&#8217;t using Facebook then you must be living on another planet.</p>
<p>Simply put, if you are a real estate agent and you aren&#8217;t using a QR code then you truly aren&#8217;t taking advantage of all the useful tools available to you in this current social media thriving world we are living in. You need a competitive edge in this market and you need to be able to go to a listing appointment and show a potential client you are using every resource available to market their home.</p>

Jack&#8217;s been in business for two months, he&#8217;s new to San Diego, has never done real estate before, hasn&#8217;t had a speck of business yet, and I believe he will be a top producer. Why? Because he&#8217;s working hard, doing the right kind of real estate marketing.</p>
<p><strong>Working hard at the right things has always been the secret of success.</strong></p>
<p>At a time when many real estate agents are asking me &#8220;What kind of prospecting should I be doing in this market?&#8221; Jack is going old school. He&#8217;s geographic farming&#8230;but with a new twist.</p>
<p>Jack&#8217;s Real Estate Prospecting Plan</p>
<p>I could just say that Jack is adding web-based marketing to his geographic farming, but that wouldn&#8217;t mean much. So instead, I&#8217;m going to list many of the things he&#8217;s done or is doing since getting his license two months ago:</p>
<p />
<ul>
<li>Got a URL for the neighborhood he wants to &#8220;farm&#8221;.</li>
<li>Bought an inexpensive, but very effective real estate website with IDX ($30/mo).</li>
<li>Did SEO (search engine optimization) for that site so that in just two months it&#8217;s on page one of Google&#8230;without spending on AdWords. (There are about 80 key steps involved in this, but he&#8217;s listed them all out for me to repeat for others.)</li>
<li>Joined the community council for his farm.</li>
<li>Began writing articles for his website about his farm&#8230;building up to 50 pages of content.</li>
<li>Began visiting businesses that related to his interests and needs. He talks to the owners and tells them he&#8217;d like to do business with them. Gets to know them. Communicates. Asks how he can help them.</li>
<li>Created a Facebook Business page and connected to 800 friends. The page links back to his website.</li>
</ul>
<p>Things we talked about adding to the mix:</p>
<ul>
<li>Creating a &#8220;real estate benefits&#8221; portal for his business contacts.</li>
<li>Finding out who has a small or &#8220;hobby&#8221; business in his farm area and promoting it locally.</li>
<li>Holding &#8220;Power Open Houses.&#8221;</li>
<li>Doing door-to-door campaigning to introduce himself.</li>
<li>Blogging about his farm.</li>
<li>Using a database to follow up in addition to using Facebook.</li>
<li>Using free give-aways to entice connections.</li>
<li>Using Craigslist video strategies.</li>
</ul>
<p>Jack&#8217;s big problem will be holding it all together when people start to call him and he&#8217;s got several transactions running at once. But frontloading his marketing will help get it systematized before his business picks up and he has no more time for marketing.</p>
<p>As I was leaving the building where we were meeting, another agent, Jerry, stopped me to ask me about working short sales.  He felt this was the way to go to build his business and wanted to know if I could recommend a company that would provide him with short sale leads.</p>
<p>Later I thought about the differences between these two agents. Both are great guys. Both are going to be very successful. But in very different ways. I suspect Jack will be more successful in the long run, because he&#8217;ll end up with a large database full of personal contacts, whereas Jerry will get business faster and continue to be successful so long as the short sale market stays strong, and beyond if he follows up well.</p>

Our storage units in our facility are dedicated specifically to customers using  our moving and packing services.</p>
<p>We shrink wrap all mattresses, fabric, upholstered furniture, leather, and other  like kind of materials prior to wrapping with padded, moving blankets, boxing or  crating and delivering to the storage unit in Miami Florida.</p>
<p>All items moved into our storage units are kept protected in the materials used  when they leave your home and left this way until they are delivered to you.  There is no monthly charge for use of padded moving blankets.</p>
<p>A detailed inventory list is provided to you which lists each item  	being moved from your home into the storage facility.</p>
<p>We use individually  	designated stickers to further identify each item being moved. A sticker  	which is unique to your move is placed on each item and marked  	correspondingly on your storage inventory sheet. This insures that each item  	can be identified to you as well as to insure that all items are returned to  	you from the storage.</p>
<p>Charges for storage space are based upon the size of your household contents  	or office furniture. The more large shipment you have, the more monthly  	charge will be. You can choose a variety of payment methods for the storage  	unit.</p>
<p>We offer monthly billing, or prepayment options. The first month in storage  	is always free when you move with us. And we prorate your charges based upon  	when you leave the storage unit.
